I am running out of time to identify a property for a 1031 tax exchange. I am about to go crossed eyed looking/researching in the MLX. Will you please help me out? My customer is looking for an investment property in NW Arkansas, Fort Smith, Van Buren, or the surrounding area. It can be commercial or multi-family under $250,000. It also can be two, three, or four properties or even more. The properties have to total a certain amount. We are only interested in properties with a 10% Capitalization rate or above. This is calculated by dividing the net operating income by the properties value.
