Time does indeed fly when one is having fun! I've been to Charleston, SC, Atlanta and Gainesville, GA, and had my UGA college roommate visiting in Steamboat Springs. And now I see that I missed my weekly Steamboat Springs real estate update the past 3 weeks! Here's the recap.
March 6-12 showed 17 sales reported by the Steamboat Pilot newspaper for total sales of $8,054,008 plus $1,087,000 of fractional/time share sales. Of those 17 whole ownership sales, 2 were single family, 9 were condo/townhome, 5 were lot/land, and 1 was commercial/industrial.
March 13-19 showed reported 16 closed Steamboat Springs real estate transactions for $4,985,400. 4 were single family, 8 were condo/townhome, 3 were lot/land, and 1 was commercial/industrial.
Last week, March 19-25, the Steamboat Pilot reported 17 closed transactions with a dollar volume of $8,648,900 plus one fractional sale at One Steamboat Place for $345,000. That dollar volume included 5 single family transactions, 6 condo/townhome sales, 3 lot/land, and 3 commercial/industrial.
As of this evening, the Steamboat Springs Board of Realtors MLS shows 133 pending sales in Steamboat Springs and the surrounding area. The total pending sales dollar volume is $78,539,445 with an average pending price of $590,522 and the median of $365,000. 14% of pending sales in the Steamboat Springs area have a list price over $1 million, 6% have a list price between $999k and $800,000, 8% are pending with a list price between $799,000 and $600k, 18% are pending between $599k and $400k, 12% are pending with a list price in the $300,000s, and 42% of pending sales were listed for under $300,000. Lastly, 36% of pending sales are single family, 39% are condo/townhomes, 16% are lot/land, 5% are commercial/industrial, and 5% are fractional pending sales.
