So what do the stats indicate about Mason Ohio condo sales? 

Key takeaways this month: 

  • It took some months, but inventory is finally on the increase, as are the number of condos under contract.  NEXT month should be better for sales volume, but March wasn't much on volume, but if you look at past March quantities in the years past, you can see volume is rather erratic.
  • Prices are easily swayed at this low volume, so don't read much into the large swings up or down in price.  It's more a mix issue than a huge surge in condo demand driving prices up. 
  • This bears repeating from past months:  there ARE some new construction opportunities not reflected in the 53 condos for sale, but they're going to cost you around $300,000 or more.  Lakeside Cove is picking up pace on sales and Beacon Hill is close to final builds.  Immediately adjacent to Mason are some other new construction condos if being directly in Mason isn't a concern.  Contact us for details Liz@LizSpear.com or 513-520-5305.
  • Distressed condos (foreclosures and short sales) for sale are almost nonexistent this month.  One short sale sold, and 2 foreclosures and 1 short sale available for sale.

Loved your Mason Condo report Bill! I am showing and marketing condos but the stumbling point always seems to get down to HOA fees. If it is not selling; 90% of the time it is an out of control HOA board and high fees.

I would recommend wholeheartedly the team of Liz and Bill Spear if I was looking to buy or sell a condo in Mason, Ohio (the area experts)!

Larry, Looking good so far.  Four closings scheduled in April and another in May.

Paul, We see some pretty high HOA fees too.  Then add in the lack of FHA/VA approval for many Mason condo communities and the buyer can't buy there even if they want to.
