GETTING PRE-APPROVED!
If you are selling your home and plan to buy another, and you will need a loan to do that, you need to get pre-approved. Sooner rather than later.
Maybe you will have plenty of cash from the sale of your home and/or have other funds and won’t need a loan. But many sellers aren’t that fortunate, and in order to buy a new home they need a loan. And a pre-approval, like any buyer.
This is especially important depending on the timing of the sale of your current home (i.e., is the sale of your home contingent on your finding a suitable replacement?), your ability to find another one, and get an offer accepted.
Perhaps you think you can buy another home without the sale of your current one as a condition of getting an approve loan. Getting pre-approved right up front, or even before you sell, will help you understand IF you can proceed with a purchase (and can cover having 2 mortgages) without counting on the funds from your sale, or must wait til your home sell or is at least under contract. And that, too, can present challenges since buying a home with a contingency of your current home selling is tough in some markets and price points.
