Steve Dobbs stumbled onto an opportunity in July 2014 for a flip at 9609 Galene DR in Louisville KY. This would be a complete gut and remodel job as the house was built in 1974. We started with a 30 yard dumpster delivered to the site as we would be removing two layers of shingles on the house and 1100 square foot garage. We gutted the interior at this same time saving a few things, but most hit the dumpster. We also cleaned up a few things on the exterior. This seemed like a perfect time for new exterior paint. This brick home had a blue exterior with green shutters. We changed the color of this and the garage with 2 coats of paint. We did not worry about getting paint on the windows as they would be the next to go. Once we had new shingles, we replace the green gutters with white ones that gave a good contrast to the new paint and roof. We shopped around for windows and selected double hung filled with Argon gas and Low-e glass.
By this time, I had the HVAC system checked out as I wanted to make sure the air conditioner worked as it would be too cold to check it in the winter. (I was thinking the house would hit the market in December). We also had new electrical panels installed on the house and garage. A lot of the previous work was by outside contractors and a huge chunk of money had been expended. We started doing work on the weekends and our progress dwindled. We replaced a wall in a bedroom and replaced a wall in the kitchen. The half wall in the kitchen was a cool look, but cut the amount of cabinet space dramatically. The house was now back to the way it was built in 1974. Drywall was installed and we started trimming the house using crown molding in almost every room. We cased out each window and changed the baseboard. We replaced all the closet doors and any door that was not a 6-panel door. Now that we were in this deep, we decided to put new exterior doors in the front and rear.
The painting was going to be a major job since we needed to paint the ceilings, repair some walls, and paint a LOT of trim so we hired a professional painter. He also painted the interior of ALL of the closets. We were concerned about the water heater and elected to install a new one. While it was out, we had that closet painted as well. The painter did a great job and it shows quickly. Jo picked out the colors and they match and contrast well with the other elements.
We knew the kitchen would be important and installed new cabinets and even opted for soft-close doors. We had a plumber update the plumbing much earlier in the process and added a line to the refrigerator so we would have ice and water through the door. We selected Stainless Steel appliances as they really popped against the darker cabinets.
We wanted to use as little carpet as we could as there was already tile in the kitchen, laundry, and main bathroom. We shopped hard for laminate flooring that would go in the living room and found some that looked great and fit our budget. We bought our carpet from Carpet Specialists and specified 8 pound pad as that makes a huge difference in how the carpet feels.
The garage is 1100 square feet and almost as big as the house. We knew this was an important piece of the property and installed a new garage door and opener. We also installed the old kitchen cabinets giving the new owners more storage space. The garage measures 34 feet wide by 32 feet in depth. There is room for plenty of storage as there is also room in the rafters.
