Did you know that in Ada County (Boise Idaho) in March, we closed 108 more single family residential homes in 2015 than we did in March of 2014?
In Ada County, for March of 2014, 580 single family homes closed according to statistics obtained via the Intermountain MLS. In March of 2015, that number jumped to 688 homes closed in Ada County. That is an 18.6% increase in real estate sales over 2014.
Based on current inventory and last months sales volume, we only have about 2.3 months of inventory (when you take out To Be Built new homes and homes that already have contingent or pending offers).
In this type of hyperactive market, it is imperative that your Realtor be tech savy, available and continuously analyzing the market conditions.
I have an investor client that wanted to see a home the day it was listed and the property already had multiple offers and within a day they had 8 offers submitted. Being fast wasn't fast enough, so I set him up on a different automated program that sent him emails as soon as a home was listed meeting his criteria. Even though there are over 3,000 Realtors in the Ada County Association of Realtors, I was the first agent to show two new listings to that investor. At 8:30pm he tells me that he wants to see a vacant new listing I had sent him. I met him there at 8:50pm and by 10:15 their offer was submitted to the seller all digitally signed by my client and we got the offer accepted before most agents were out of their morning sales meeting!
Last night, after 9:37pm I had emails, texts and voice mails from an agent following up on a past sale, the investor asking about the home inspection, one of my agents about three of his contracts, a referral follow up on a listing I took last night, and two different seller clients. By 8 AM this morning, I already had 4 more follow ups from some of them and another seller question about an upcoming closing.
I have to wonder as I get ready to head out to my five scheduled meetings before lunch how some of my competitors find time to also work as a greeter for Walmart or to tend bar or wait tables?
