How to Prepare Your Home to Welcome Buyers

 Preparing Your Home for Buyers

 

 

Yes, Spring is in the air and it is also the time when many Sellers consider putting their homes on the market for sale.  Before listing your home, a you should have a plan of action with their families to determine who does what when a Buyer schedules an appointment to see your house.

 

The ultimate goal is to sell your house and in order to do that, you should make your home feel warm and inviting to the prospective Buyers.  Here are some tips on getting your home ready for your Buyer visits:

 

 

First Impressions

  • Assign jobs ahead of time so the family can take action when a showing is scheduled
  • Make sure the yard is manicured and the drive and walkways are swept clean.
  • Store garden tools, bicycles, kid's toys and athletic equipment out of sight.
  • Keep cars in the garage, not in the driveway or in front of the house if possible.

 

Lighting

  • Open all the window shades, shutters and draperies to let in maximum light.
  •  Use the appropriate wattage in lighting - not too dark or too bright.
  • Turn on lights throughout the house including the closets, basement and garage.
  • For evening showings, turn on the front porch light and other outdoor lighting.

 

Housekeeping

  • Everything in your home should be spotless.
  • Neatness makes a room easier to view. So, make sure all the rooms are tidy.
  • Store toys out of the main living areas - in the children's rooms.
  • In the bathrooms, clean the sinks, floors and baths. Put out fresh towels.
  • In the kitchen, put away all dishes and clean the countertops and sink.

 

Mood

  • Start a fire in the fireplace in the fall during winter months.
  • Light a candle or two to create a peaceful atmosphere.
  • Keep fresh flowers and rich green plants throughout the house.

 

Smell

  • Avoid spray fragrances or room deodorizers which may be offensive to some buyers.
  • Light a scented candle to create a pleasant fragrance.

Curb appeal is one of the most important jobs in preparing your home for sale. If buyers don't even like the home from the outside they immediately turn emotionally negative before even getting inside.

Praful Thakkar Boiling cinnamon and water usually helps to decrease a lot of smells and fills the house with a pleasant odor.  I know when I cook curry dishes, the smell can linger in the house for a couple days!
