VA loans are often made without any down payment at all. Aside from the veteran's certificate of eligibility and the fact that the appraiser is assigned by VA, the application process is not much different than any other type of mortgage loan.

VA loans are great for those that can use them.  Some lenders don't really have much experience with them, however.

Jason, you have laid out the basic steps for a Veteran to utilize VA Guaranty financing.   This is one of the most useful and valuable programs available through our Federal Government.  It is NOT a handout, it is NOT a freebie, but it IS an earned benefit to those (1) with honorable US Military Service, and (2) who qualify based on their Residual Income, Satisfactory Credit, and their Debt to Income Ratio.  It is an HONOR to serve our Nation, and it is with HONOR that we make our monthly mortgage payments.
