Washington has no state income tax and that makes it popular with both young families, and retirees. However, be forewarned, Camas does have some of the highest local taxes in Clark County. Those of us who live here don't mind. Those taxes pay for our great schools and an abundance of parks and trails.

The Livingston Mountain area is known for its beautiful homes with stunning views, and most sited on large parcels of land of about 5 acres or more. Many of the homes have city, mountain, and valley views that open for miles and miles. Large estate homes with high end finishes, and access to hiking, equestrian trails, and sightings of wildlife are several of the reasons homes sell well in this area north of Camas.

Friends of Livingston Mountain Work to Protect their Neighborhood
Homeowners on Livingston Mountain recently won a battle - for now - to keep any new gravel mines from opening in their neighborhood. 40 acres of quarry is already in operation on the mountain, and county officials have been considering adding 500 acres. ( Apparantly, as required per state law.)
Noise blasts, additional gravel truck traffic on narrow winding roads (residents have already cited “close calls” with empty trucks), and concern about upsetting the ground water tables at Camp Bonneville are objections expressed by the Friends of Livingston Mountain group. However, the company running the gravel operation says they are sensitive to safety issues and only operate during daylight hours.
