                                      What repairs should I make to rental property become I list it?
Just like some sellers ask me what would be my recommendations in order to prepare their home for their market, a number of landlord clients what they should do. Here are my thoughts about the situation

-If you know it’s broke, it fix it. If the previous tenant complained about something not working property, evaluate further and correct.  It’s better to fix it before the unit goes on the market while the unit is vacant rather than to have the new tenant call you late one night complaining about something that you already know is an issue.

-Preventive damage. Address would could possibly be health & safety issues. I would recommend if possible to have your heating and cooling unit serviced before having a tenant move in if you have not done so recently. Pump your septic system, if applicable, if it has been about 2-3 years since you had it done. Change batteries in the smoke detectors and filters for heating system and appliances.  Grout the tub, clean the gutters, make sure the sinks don’t leak and toilets don’t run on.

-Little things: Try to replace or change out a couple of dated or worn parts. A light fixture, mirror or kitchen cabinet hardware can be make a difference. Tenants can be picky like buyers and want their money to go toward living a quality housing unit. Paint can go a long way.

-When it doubt, have it cleaned!  Have the unit professional cleaned and carpets cleaned before new tenants move in will make the unit show well while it is being advertised.

In the long run, making repairs will preserve the integrity of the property. It may help with keeping tenants at the home for a long term. It may be a landlords market currently in the Danbury,CT area,but most people aren't just going to rent anything. If you have any questions, ask me, your local real estate expert. It’s my job. Great post Jonathan Hall.  You're absolutely right, by investing in your rental, you increase your property's life and value, and also make sure tenants stay longer.
