Tenants and investor's should keep in mind mistakes that can cost them money. As a landlord on occasion you will have a difficult tenant. The tenant maybe a late pay or non pay tenant. #2 is common among lower end rentals.  The tenant thinks that they can "live out the deposit".

Fred #2 I have an attempt to use this one on me on one of my personal investment property.  It was a very high end tenant, $3500 per month type. They paid their rent in full.

Hi Frank, We own a few dozen rentals and generally get good cooperative tenants. When we do get a bad one it is such an unpleasant experience.
