What a Tenant Wants

Recently a friend of mine asked for ideas of what a tenant would like in a townhouse community that would attract and retain tenants.  These are some ideas I had:

  • Drawer Microwave vs. Over the Stove
  • More Drawers in the Kitchen
  • Crown Molding
  • Very simple lines on everything (coordinates best with all types from modern to traditional)
  • Extra Closets
  • Closet Organizers
  • Good Laundry Facilities – Shelving (nicer washer/dryer) – maybe a fold down table
  • Patio/Deck
  • Ice Dispenser in the Door of the Fridge
  • Upgraded fixtures – people like to feel good about where they live
  • Extra Parking
  • Shed/Extra Storage
  • Bike Rack
  • Offer them a service every year (such as carpet cleaning or house cleaning) – good for you – good for them

Addtional thoughts...

·         Have the cable pre-wired so there isn’t wire hanging everywhere…

·         Spring for overhead fixtures in the bedrooms (people hate using lamps in their bedrooms)

·         Leave a space in the kitchen for a trash can…but nobody likes a kitchen without a good place to put a trash can (don’t build into cabinets – this could be a disaster)

·         If you are allowing pets, think about place to feed them in kitchen (or litter box somewhere in basement)

·         Put one GREAT luxury feature in that they wouldn’t get elsewhere…like a really nice master shower…or silestone…vaulted ceilings…skylights…(you’ll attract the best tenants)

·         No fireplace…people would rather have the space

·         Dual Sinks in Master (also people like it in both baths)

Now that's a landlord who is progressive and thinking ahead. You'll get great tenants and keep them longer if they are happy with where they are living.
