Potomac Shores Community in Prince William County
This community is well under way to creating the vision Sun Cal the California Developer started almost three years ago.
The Jack Nicklus Golf Course ,Golf Club and Tidewater Grill are now open
The 18,000 sq ft Recreation Campus is under construction with opening in 2017.
If you have not seen the video of this yet let me tell you it is AMAZING!
The VRE has had it's ground breaking and is full speed ahead for constuction.
If you drive out past the Golf Club to the bluff you can get a feel for the view the future town center will have it is just beautiful. The Event grounds in the middle of the Bluff area are golf course worthly.
New Updates at Potomac Shores
Sun Cal and Ryan Construction trailers will be moving this spring to allow for ground breaking for a New Elementray School scheduled to open in 2017 folllowed by a New Middle School in 2020. All the schools will be on the South East side of the Commmunity between Potomac Shores and John Paul Catholic High School. The New Foot Trails thorugh the Shores will Grand Open on May 16th from 11am to 2pn Open to The Public with a Free Smoothie you can't beat that! And finally it was just announced The Potomac Shores Boardwalk which will be 3,000 feet over the wet lans will start constuction this fall.
As you drive through the main entrance you will see Earth moving on your left side as drive down the boluevard. This is for a new section of homes to be open for Sales this fall. There are no other details available about hom sites, house types or pricing at this time.
The sales are brisk at Potomac Shores and I expect it will be that way through 2015 as we see Interest rates tick up it will spur more people off the fence. My crystal ball is broken but I feel confident we will not see interest rates this low again. In that their will be 3800 residences in the community this is still very much a Ground Floor Opportunity for buyers. But I must tell you in all honestly as a buyer Lot Choices change rapidly and so do incentives and prices.
The Home Builders Ryan Homes and NV Homes.
Ryan Homes and NV made a few changes to their offerings to allow more Buyers the opportunity to call Potomac Shores home. Many had indicated they loved the community but felt priced out. That is all the Builders needed to hear and they reacted in the perfect way. Ryan redesigned three very popular floor plans and adjusted the Elevations to be in keeping with Potomac Shores. Two of these floor floor plans are being offered in The Cove Interior lots. This was a welcome to folks who wanted the amenities of the community but did not nessesarly need all that space to now look at Potomac Shores as a viable option for them. The third is a smaller main level living plan with the guest rooms seperated from the Owners Suite and features a Grand Room and Kitchen rather than formal spaces. This home will be a new offering in The Shores and will replace the much larger Catherine Model which was really to big for today's buyer. NV homes intorduced The Chapel Hill, Empress and Sandbridge ( a Main Level Living Home)
So for anyone who visited Potomac Shores and loved it but thought you were priced out call me! Are you a Move Up Condo buyer from Potomac Club or a renter paying 2000+ this community is for you. My buyers for this community have come from D.C., Manassas, Lake Ridge, Lorton and Woodbridge some were renters and others were move up home owners. Unlike other communities and builders the prices include so much you could actually buy a base price home at Potomac Shores and have a beatuiful three level very livable home! If you love Front Porches you are going to love this community and all homes include a front porch! My buyers have priced out with Options from $515,000 to $725,000.
Right now I am loving the incentive the builders are offering and as the market heats up in the Spring and Summer you will see some of these incentives go away.

Potomac Shores Virginia Update for 2015
Potomac Shores Virginia is growing!
If you visited Potomac Shores community when it was new you may have wondered will this community really sell at these prices. When it was introduced the community was well received but for some buyers they were afraid to move forward with a purchase on the high side of prices in that area.
In May 2013 when it opened prices stated in the high 400's. Fast forward to Spring of 2015 and prices remain in the high 400's but now they have introduced new floor plans. The introduction of the new floor plans I'll bet are for two reasons Demand and a Way to protect the equity position of the early buyers in the community. A very smart move on NVR's part to meet the market where it is at and also protect the community values of the buyers who purchased early in the community. There are 15 floor plans to consider when looking at Potomac Shores and I assure you there is a floor plan for every buyers need and want.
Ryan Homes has added the following Home Types
Hawthorne which starts at 2501 sq ft at 449,990 this has a tandem garage and is great option for the move up buyer from a town home who wants to buy in Potomac Shores.
Venice this is a floor plan you will find in other Ryan Home Communities in the area but Elevations have been redesigned for Potomac Shores which is 2813 base sq ft and starts at $469,990 with a 2 car garage.
Milan also another very popular floor plan for Ryan Homes that has a main level study option and starts at 3070 sq ft for $489,990 also with a 2 car garage.
NV Homes has added the following homes to the Overlook
Empress II starting at $689,990 for 3820 sq ft is a traditional center hall colonial with a covered porch and morning room option and the ability for each bedroom to have direct bathroom access. This is a wonderful floor plan that allows you to have an AMAZING Owners suite.
Chapel Hill II- starting at 4358 sq ft for $719,990 this floor plan is new and revised for today's buyer and will be very popular with buyers. This floor plan offers a very open design especially when adding the morning room addition.
Sandbridge- starting at 4412 sq ft for $739,900 offering main level living this will be a great seller.
More Updates
2014 was an exciting year for anyone involved in the Potomac Shores Community.
In May the Jack Nicklaus Golf Course opened with Jack Nicklaus present for the Opening Tee shot. The reviews of the course are stellar with Golf Digest rating it one of the Top 10 Courses in 2014.
In August There was a Ground Breaking Ceremony for the new VRE station the first of it's kind to be built in the middle of the future town center which is proposed for 2017.
Next came the Ground Breaking for the 18,000 sq foot Recreation Barns that will feature a Junior Olympic Pool a Family Pool Top of the line Gym, along with a Demonstration Kitchen and meeting and gathering spaces. I see this as being the heart and soul of life in Potomac Shores. And the best part is this is all included in your home owners fee at Potomac Shores along with Phone and Internet!
So let's fast forward to the Spring of 2015 which officially starts next week. Potomac Shores is going to experience tremendous growth this year if market conditions remain as they are. Just this week as I drove through I could see new dirt turning.
Development has started on a new section in Potomac Shores that will be released for sale this fall for deliveries next summer in 2016. The Fairways section has been SOLD out with NV Homes and The Pointe section only has a few home sites remainig with Ryan. So not to worry their will be plenty to choose from. A new Canoe Boat Launch has been opened for residents down by Tim's River Shore for residents of Potomac Shores to enjoy the water front.
The Potomac Shores Golf Club is Open and serving lunch, dinner and Sunday Brunch and it is Open to the Public. As soon as you drive up to the Club you know you are in for a treat. It is pristine, inviting and pleasing to the eye and the views from the back porch and patio overlooking the 18th whole is beautiful.
The menu changes as the Chef's introduces specials and has been known to invite homeowners up for a cooking class now and then.
The Club is ready to host your Corporate Event or even a Wedding they have plenty of room they can accommodate up to 100 people and have wonderful lawn space for a beautiful tent.
If you are looking at buying a home in 2015 or 2016 the time is now to visit Potomac Shores. The builders are now writing contracts for August delivery 2015.It is never to early to start the process and to formulate a plan of action I would be happy to help you.
