Make way... baby rant coming through!!

         So, last night I am out and about, my phone lights up...!  "You Got A Seller Lead From Trulia!"  Whoo Hoo...I just bought an advertising package with Trulia, and cool, it's working! 

      I contact the lead, seems like a nice guy.  He begins to tell me about his situation, he has buyer for his home, he is trying to save on the commission, so he is using an attorney to complete the paperwork.

      Now, the buyers are talking about backing out, so he is covering his bets, in case the deal falls through. and is now looking to list his home.    He is interested in getting a CMA on his home. 

 So far, so good.  

 

Then....

 

          He tells me that he ALREADY HAS A REAL ESTATE AGENT, he is just calling around town, speaking to different agents, trying to get as many "opinions of value"  as he can.   What????? 

 

He says "I have not signed anything with her yet"  He discloses that she has given him a CMA,(several, in fact, over the last couple of years, as he has considered selling before) she has walked the house, given him a list of things to do, and she is under the impression that, if his deal falls through SHE will be listing HIS house!

 

           I tell him, I don't feel comfortable giving him advice when he has an agent already and out of respect for her efforts, I think he should rely on her expertise...  I further explain that Real Estate Agents, although much of what they do may not be tangible, it is their time and expertise that, often times, get undervalued!  

        

      

      If you are an agent reading this... we really have to stand up for each other and set the standard for the expectation of loyalty.    In my career,  I have met agents who would see this as an opportunity to get a listing. To you I say, if they will do it with you, they will do it to you.  

 

     If you are are a consumer reading this?   Interview agents, select one and rely on the expertise of that agent.  Remember the golden rule.  Treat others as you expect to be treated.  If you expect loyalty....be loyal.   

 

     What if your agent is not doing a good job?  Well, just like any relationship, that is NOT working,  end it and find a better one.

Konnie, this person would most likely be difficult to work with and not have been loyal to you neither.

Konnie - You absolutely did the right thing, not only for the other agent, but for yourself as well. This potential client probably would have not been loyal to you in the end, and if you didn't sell his home in a week, he probably would have called on another agent. Better that you are not working with him.

If a realtor tells you they can deliver, then does nothing but string you along while asking you to lower your price, why do you owe them loyalty? Obviously they are willing to sit and collect whatever commission it ends up being. My advice; don't enter into an agreement with ANY agent unless it can be terminated at any time and at no cost to you. Remember this is a HUGE stress point for sellers who are abused by people in your profession.
