Monday Had its Ups and Downs

Mondays seem to be the busiest days of the week for this Bristow-Gainesville Real Estate Agent.  I knew that my Braemar townhouse listing was settling today, so that was a plus.  What I didn't expect was the sucker punch from Bank of America's third party goon,Service Link, on a Short Sale I'm negotiating. 

The counter to the very reasonable offer they are reviewing shouldn't have come as a surprise.  Every week, they wanted updates as the listing languished for months.  It started at $625,000 and lowering the price to $610,000 in a seller's market had zero effect.  So we asked them for another price reduction.  It was at that moment that Service Link told us we could lower the price to $630,000.  Yes, question mark bubbles are no doubt forming over your head if you know that $630,000 would have been an increase of $5,000 over our original list price, and an increase of $20,000 from our current list price.

As we found the right list price, moving gently downward, we finally got a good offer.  And Service Link now wants their $630,000.  Good luck with that Service Link.  We couldn't get an offer at $625,000, $610,000 or even $599,000.  But sure, let's ask the buyer for $630,000.  While we're at it, I'd like to wake up and see a shiny new Porsche in my driveway tomorrow morning.  Wish in one hand and spit in the other.  That's where we are.  

Just to make sure I wasn't missing something, I did connect with my Short Sale counterpart Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents this afternoon.  Sometimes there is nothing more than good old fashioned greed on the other end of a company like Service Link.  I will continue to educate Service Link as to why they should actually investigate the marketing done, the price adjustments and time spent getting to the offer they clearly don't feel is adequate, but in reality, is the best they are going to do.

Another day I am thankful to have my Active Rain connections for a Short Sale reality check.

What a nice spin on a questionable situation...but that's what we have to do to keep our sanity.  Find the silver living and eventually, it's all good.

Chris Ann, thanks for sharing! The thinking (?) behind the counter makes absolutely no sense at all. The important thing that we don't always recognize is the benefits we have through our AR connections. When you called Elizabeth, you confirmed what you already knew--that Service Link was out of touch. Well done.

And sometimes it's just bank policy to insist on a price a certain number of times before they are allowed to back down and take your offer. Probably somebody in a meeting over stale bagels said, you know what? We should make at least 3 demands at a ridiculous price just to see if anybody will bite before backing down and taking that plate of crumbs placed before us.

Susan:  Finding the silver lining isn't easy on days like yesterday.

Nina:  They are coming back into play in Bristow and Gainesville.  I have as many Short Sale listings now, as I did during the crisis.

Tom:  Out of touchj, but they are my hurdle to approval.  Ugh.

Elizabeth:  I'll tell what happens after we counter back with the buyer's original offer three times.

Chris Ann, When that kind of crap happens on my short sales I get an appraisal done and send it in.  They can't sell it for more than the appraised value.  It's worked every time for me.

I do short sales and there seems to be ups and downs but in the past couple of years the banks have seem to be willing to sell short vs. the 'F' word...yes Foreclosure. I am sure you will resolve it and next Monday will be wonderful!

I remember we once received a counter from a second where instead of 8k they wrote the amount 98k. At the end of the day, it was a typo, but we had a few very stressful hours trying to reach them.

Kristin:  Most banks were always willing to do Short Sales vs. Foreclosure.  Just a matter of working through the maze they had set up.  I think the process has been more streamlined.

Inna:  Holy moly!  That would indeed be stressful.  Glad it worked out.

Curtis:  I have been dreading dealing with them again.  They aren't the lender, os much as a third party collections arm of the lender.
