My buyers live abroad. They just bought a townhouse--sight unseen--the first day that it came on the market. The seller's agent hit it "out of the park" for them, but now the sellers are complaining that their sale price was too low and the agent wasn't tough enough on the home repair negotiations!
**Here is the reality: Putting a home on the market costs money and takes a lot of work. I say it costs $3,000 to $15,000. Know that going in, Sellers, and remember that the money you spend to get a house on the market within 6 months of the sale is a tax deduction.
**These sellers did everything right: The home was beautifully staged and photographed. Now they are second guessing everything they did. What a shame!
Every home has drawbacks and this one does too. But those gorgeous internet pictures and the staging that made the small, dark living room look big enough....and the ordinary bedrooms look luxurious--that staging and those photos sealed the deal. The sellers have small children. To get their home market ready, they painted the whole place and replaced a lot of carpet. The new white carpet they chose looks terrific. But white? How practical is that? Still, my buyers were smitten. The townhouse is 35 years old. Of course, the building inspector found some issues. The sellers had to pay an additional $2500 for repairs and fixes. So what? I tell sellers that home inspectors always find stuff. That $2500 is par for the course. These sellers got great guidance from their agent. They got a full price offer. They should be thrilled--and celebrating!
