Price, sales on rise in Spanish Fort, Daphne and Fairhope

See, the number of homes sold on the Eastern Shore is up 36% from this time last year. And the average sales price rose 8.7%. So it’s busy out there in the real estate world. And one segment of a healthy market has returned to the scene: the move-up buyer, staying local.

Prices also rose 5.7% over this time last year in Spanish Fort, Daphne and Fairhope.

New construction sales are steady at 24% of all residential sales and foreclosures make up 8.7%.

This past quarter, 365 homes sold, compared with 267 sales in the first quarter of 2014. Average sales price hit $264,052, compared with $249,720 this time last year. On average sellers took 3.3% off list price in order to sell. And days on market remained just over 5 months.

 

Spanish Fort: 50 homes sold with an average sales price of $279,208. In the first quarter of 2014 37 homes sold with an average price of $272,102. Sellers trimmed 3.6% off list price in order to sell. Days on market dropped from 171 days in the first quarter of 2014 to just 127 days. There are ??? homes on the market.

Daphne: 151 homes sold with an average sales price of $234,532. That compares with 115 sales with an average price of $226,992 in the first quarter of last year. Sellers pared just 2.7% off their list prices in order to sell. Days on market rose from 133 in the first quarter of 2014 to 152 days. There are ??? homes on the market.

Fairhope: 164 homes sold with an average sales price of $286,610. In the first quarter of 2014, 115 homes sold with an average price of $265,247. On average, sellers sliced 3.6% off list prices in order to close. Days on market dropped slightly from 174 to 170.
