Of course it snows in Steamboat once the Steamboat Ski Resort is closed! However, intertwined with those blustery days are glorious days of bluebird skies and warm temperatures with bicyclists abundant throughout the Yampa Valley.
Steamboat Springs is somewhat of a ghost town this week with spring break for the schools sending most families in search of sandy beaches and tan lines. Consequently, Steamboat Springs real estate closed transactions were and will be a little quiet. There were 15 closed Steamboat area real estate sales last week for a dollar volume of $5,198,000. Add to that $1,358,195 in fractional/time share sales. 7 sales were single family homes, 5 condo/townhomes, 4 lot/land sales and no commercial/industrial transactions.
Of the current pending Steamboat Springs real estate sales as of Sunday April 19, there are 138. The pending dollar volume is $83,119,400 with the average pending list price at $602,314 and the median at $379,250.
13% of pending sales have a list price of over $1 million, 7% between $999,000 and $800k, 9% between $799k and $600,000, 18% are pending between $599k and $400,000, 14% are listed in the $300,000s and 39% are pending with a list price under $300,000.
36% of pending Steamboat Springs real estate sales are single family, 42% are condo/townhome, 11% are lot/land, 5% are commercial/industrial, and 6% of the pending Steamboat sales are fractionals.
