Inventory level and sales volume both increased during the first quarter. There were 15 units listed for sale during the quarter, but only 9 active listings at the end of the quarter, with 1 closed sale and 3 in escrow.

So that’s an improvement, but the sale prices were still hovering around the same $360,000 closing price for a 2/2 unit. There was one upstairs 2/2 unit that closed for $360,000 at the end of the quarter, and another downstairs 2/2 closed on April 1 for the same price.

At the time of this writing (April 9) there are two 2/2 units in escrow that are listed on the MLS (both in the D building) and another in escrow that is not listed in the MLS (also in the D building). This building was one of developer’s favorites due to its proximity to both pools and views other than parking lot views.

There is still one downstairs 1-bedroom unit listed at this time at $335,000, also in the D building. The one 2/1 downstairs unit in the H building priced at $379,000 was replaced by an upstairs unit in the same building at the same price.

 

Today there are 7 active 2/2 listings priced from $385,000 to $429,000. Days on market range from 21 days to well over 400 days for some units that started out priced over $400,000.

We continue to heavily market aina nalu with articles and ads, announcements at Realtors’ caravan, and blast emails, positioning it as the BEST value in West Maui. We are also working with our sellers on pricing, and it’s starting to make a difference.

From Jan 1 to March 31, there were 15 listings. There were two expired listings at the end of the quarter. There were three pending sales at the end of the quarter. In addition, there was one downstairs 2/2 unit in escrow that had not been listed on the MLS.
