With most houses in the $350,000 or less range selling in a matter of HOURS, with MULTIPLE offers, for WELL over asking price, buyers are finding themselves in a constant state of “pulling their hair out”.

First and most importantly, work with a Realtor who is “ON-IT”. By this I mean a Realtor who is fully dedicated to finding you the right home. Checking the MLS multiple times a day (for new listings that come up), networking with other Realtors to find out about new listings, quickly and efficiently navigating through the buying process, and thinking outside of the box are just some of the things your Realtor should be doing.

The first step in the home buying process is to consult a professional who can help determine your “buying power”.
If you are going to WRITE AN OFFER in today's market you MUST be pre-approved. Sellers are NOT going to wait for you to get pre-approved and they want to know that your offer is fully prepared!

In today’s Real Estate market buyers will be faced with some competition, so, if you take the time to create your wish-list ahead of time, then you will be ahead of the game!
Now, this being said, in some marketplaces you may really have a GREAT chance of getting all of your wishes, however, in the current Colorado Marketplace, you are going to have to compromise. The "Perfect" house will also be the "Perfect" house for a dozen other buyers as well. So, be discerning in your "must-haves" if at all possible! :)

In today's market place you will likely be seeing one home at a time rather than 5 or 6 in a day. This is because of the speed at which homes are going under contract. If a potential home "pops-up" on the market you and your Realtor are going to want to head out to see it RIGHT AWAY! If you like the home you will want to write an offer VERY quickly in order to (hopefully) beat the rush!
Your best friend (besides your Realtor of course!) will be the online photos. This will allow you to get a sneak peak before heading out to see a home. With the understanding that you will likely have to pay over asking price for many of the homes, the process of viewing online photos will help you decide if you want to see it in person!
