Pasadena CA Chapman Woods Homes for Sale and First Quarter 2015 Market Update
This is a summary of Chapman Woods homes for sale and an update for the first quarter of 2015 with a comparison to sales for the same January through March time period in 2014. All statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
Chapman Woods is located in unincorporated Los Angeles County with a Pasadena address(zip code 91107). The neighborhood consists of single family homes in a variety of architectural styles ranging from modest ranch style homes to more modern designs as well as many character homes with influences of Spanish, English Tudor, Colonial and Cape Cod designs on leafy tree-lined streets.
Lot sizes for the homes in the southern portion of the neighborhood can be quite large, often in excess of one acre.
The general boundaries of the neighborhood are Rosemead Boulevard to the east, south of Del Mar Boulevard, north of Huntington Drive and the SCE right-of-way to the west.
According to the community website there are 462 homes in the community.
The active neighborhood association has a strong block representation system which serves as means of communication for the community. There are regular get togethers for neighbors to socialize and a quarterly newsletter.
There are currently three Chapman Woods homes on the market for sale. They range in price from $768,000 to $1,7888,000. There are an additional three properties in escrow. During the first quarter of 2015, there have been four mls-reported closed transactions. These sales range from $643,000 to $1,696,000 with an average sales price of $1,236,250 (median sales price of $1,303,000). They sold at 104.46% of last list price and for $523.75 per square foot on average.
During 2014 first quarter, there were six mls-reported sales ranging from $530,000 to $2,588,000 with an average sales price of $1,330,500(median 1,025,000). They sold at 102.82% of last list price and for $511.10 per square foot on average.
The size and condition of homes as well as the amount of land varies greatly in Chapman Woods so a closer analysis of a home is necessary to arrive an appropriate purchase price for buyers and for a listing price for sellers. When you drive through the neighborhood, you will see many renovation projects in progress.
