It's 8:00 at night. You call your Realtor to tell her you want to make an offer on a house she showed you just a couple of hours ago. What does your Realtor say to you?
"I'll write it up for you tonight."
Or...
"I'll write it up for you first thing in the morning."
In this competitive market, you had better hope your Realtor will write it up for you tonight!
I showed some clients a house yesterday evening, and they loved it. It fit their needs perfectly, and we all knew it was "the house". It had been on the market just one day, and there were people lined up at the door waiting to see it. I was sure there would be multiple offers.
So, I wrote the offer last night, emailed it to my buyers for electronic signature, and sent the offer to the listing agent at midnight. My clients made their best offer, and I wanted them to be first.
This morning, the listing agent called to say they had just received another offer, but the sellers wanted to work with my buyers, since they were the first to submit an offer. We did some very quick negotiations, and VIOLA! My clients got the house!
If I had waited until this morning to write the offer, my clients would not have been first, and they might not have gotten the house.
So, if I can write your offer for you tonight, I WILL!
