South Pasadena CA Altos de Monterey Homes for Sale and
First Quarter 2015 Update
This is a market update for the Altos de Monterey neighborhood in South Pasadena. Also known simply as The Altos, the neighborhood was first developed beginning in the 1960s to the 1980s.
It is quite different than what is thought to be typically South Pasadena where you will find character style homes on tree-lined streets in what looks like a scene right out of quintessential Main Street USA.
Homes in this neighborhood cover the architectural gambit but are generally much more modern.
The setting is in the hills just south of Monterey Road and many of the custom or semi-custom homes have some incredible views from their hillside perspective. Inside you will find homes ranging from two bedroom to six(and more) bedrooms in single and multi-level floor plans. It should be noted that lot sizes may appear quite large(on paper) but often times, these are not always flat which while nice are not workable for everyone.
It remains common to find original homeowners in the Altos de Monterey neighborhood and when these homes come on the market, they often provide wonderful opportunities to transform them into the 21st century.
As is true in the rest of South Pasadena, there is the excellent South Pasadena Unified School District, unique shopping and dining and the weekly Farmers Market near the city’s Gold Line light rail station which in many ways symbolizes the small town community aspect that makes the city commonly known as South Pas so popular.
There are currently no Altos de Monterey homes on the market for sale with an one original owner home with four bedrooms/two baths and approximately 2104 square feet in escrow. In the first three months of 2015, there have been two mls-reported closed transactions. One was an extreme fixer in the hills(no real flat land) which sold for $856,000(list price $750,000). The other was a four bedroom/four bath home with approximately 3613 square feet which sold for $1,586,000(last list $1,598,000).
During the same January through March time period in 2014, there was just one mls-reported closed sale. A two story three bedroom with approximately 1824 closed in February of that year for $1,093,000(list price $998,800).
Inventory of homes for sale in the Altos neighborhood continues to be an issue. Since the size and condition of homes varies greatly, a more detailed look at a particular home is necessary in order to arrive at an offer or listing price.
