The Market Report for Queen Creek and the San Tan Valley Market Report provide a more in depth look at the numbers for our region. Thanks to my fabulous colleague, Beth Cox, Lead Market Analyst for United Brokers Group, I am able to provide you with the following information regarding the Housing Market Report for Phoenix Arizona. Home prices are rising and homes that are priced well and show well are starting to generate multiple offers! This is exciting news for our local real estate market.

“Last week the US Census Bureau declared that between July 1, 2013 and July 1, 2014, Maricopa County saw the second highest numeric population growth in the entire nation (see the 3/26/2015 county report press kit at www.census.gov). High birth rates and migration to our warm weather and healthy job market are boosting home prices. The supply:demand ratio is the lowest it has been since September 2013, currently at 2.1 months of inventory. And this just as we head into April–historically the month of the year where more homes go under contract than any other. Ask anyone trying to find a well-priced turn key home and you’ll hear stories of properties flying off the shelf and multiple offer scenarios. Real estate agents are experiencing déjà vu of the buyer frenzy two years ago. Price increases always lag a month or so (aka the typical escrow period) behind shifts toward heavy buyer demand. Home prices have been pretty flat but soon Phoenix should be back in the headlines as having substantial appreciation. Scarce rental inventory, continued low interest rates, and ongoing relative affordability/appeal of ownership in Maricopa County all point toward high sales volume and increasing prices over the coming months.” (Data sources: ARMLS and Brokermetrics)
