It can be hard to get a buyer who is wanting to buy so bad they will look all over the state.

Most people have a good idea of where they want to be, but sometimes they want a house so bad that they will go anywhere just to buy one.

It can be a waste of time for you and your clients and then they are not going to be happy.

Get them to commit and save the heart aches for others.

Yes and well said that all over buyer almost ALWAYS winds up NOT buying with you (meaning the Realtor that cant control them) and does buy with the one who can!

William - I would have to say that any buyer should have some idea as to where they would like to live. It should be a little more narrow than anywhere in the entire state.

Your post made me laugh and I really needed a laugh today.  The "area" I get my buyers to commit to is 15,000 plus acres of lake with 417 miles of shoreline.  Often it doesn't feel narrowed down too much even after they do commit.

I definitely don't want my buyer, if it's me and I have anything to say about it, going all around hell and creation if they could just commit to a generalized area of interest.

Having buyers commit to an area, is an important step in the home buying process.  I've yet to have one look an the entire state of California.  However, I did have one who worked for Dupont several years ago, that had the stipulation that was imposed on him by his company, that he live within 45 minutes a good sized airport!  He was focusing in on Sacramento, Denver, and Dallas-Fort Worth.  I ended up buying here in Sacramento!
