How Photograph Quality Makes All The Difference For Sellers

If you are a listing agent then you might already understand how big of an impact photography can have on the success of your business. If you are new to the industry or a bit old school, then you might not have realized the importance of this. The truth is, if you want to get more people interested in your house for sale then you will have to impress them with photographs or they will leave your listing before even getting a chance to really dig deeper into the details. Lets take a look at why this is so important, and how you can set yourself apart from the rest.

First, we should discuss why this is so important if you are not yet a believer in what I am preaching here. Put yourself in the buyers shoes and pull out an iPad, download the Realtor or Trulia app, and start browsing for homes around the $500K to $1M mark. In this category there is a vast difference between those that have figured it out and are selling homes faster than they can list them, and those that have been lingering around for quite some time. The majority of home buyers will only click on listings with a cover photo that they find attractive to them, so make sure you feature something that everyone will appreciate, and not just what you think is the best part of the house. Once the browser has been enticed by the cover photo and clicks in, they will start browsing through the pictures by sliding through them. If they are not all impressive and in an order that makes sense, the user will become disinterested and simply move onto the next without reading any further information. So how do you impress people with photographs to get everyone to at least look through your listing?

My first tip is to get yourself a drone for photography and take a few aerial shots of the property. These are not only impressive to users, but they also don't reveal too much information, giving you a better click through rate to your listing. This is easier to do than you might think as drones are not too expensive and well worth the investment. After you have set the drone photo as your cover shot, you will need great interior images. I don't know why I have to say this, but turn on all the lights and open all of the windows. Get a photographer that will bring additional lighting. NOBODY wants to go look at pictures of a dark house when there are plenty of others on the market. Do yourself a favor and hire a photographer with lighting to take professional pictures of the house for your listing.

Once you have all of these photos make sure they are arranged in a way that makes sense helping a user move through the house for the full experience. This will get your phone ringing in no time regardless of the details of the property you are listing helping you to sell more houses at a higher cost.
