If it's Tuesday, It Must Be Broker Tour Day

In my area of California (San Francisco, San Mateo County and the Silicon Valley) Broker Tours are scheduled one day a week. This provides a very efficient, streamlined way for Realtors® to preview listings of interest and see which might be good fits for clients.

In San Francisco, Tuesday is tour day. In a city as populated as this one, our Board has come up with a plan - different neighborhoods are assigned a 1-1/2 hour window for broker tour. You can imagine what great networking opportunities this presents as well as previewing a property as you'll likely find many other Realtors® present.

This morning I'm planning to preview these Nob Hill condominiums:

  • 1470 Broadway (cross street: Polk) - this is a 2BR/2BA condo listing for $1,100,000 -- I'm expecting to be impressed
  • 1810 Polk Street (cross street: Washington) - a newer (built in 2006) 1BR/1BA condo with parking, listed at $649,000
  • 1333 Jones Street (cross street: Clay) - This is the Comstock Building near the very peak of Nob Hill, with extraordinary views. The 1BR/2BA plus den condo is listed at $1,750,000. I know I'll be impressed!
  • 1201 California Street (cross street: Jones) - another near-the-top-of-the-Nob location. This one is 1BR/1BA listed at $925,000

And that's about all I'll be able to fit it the short time available to me. For me, the best way to tour in the Nob Hill, Russian Hill, North Beach, Pacific Heights area is on foot - my exercise for the day and no parking woes!

I'll give you a run down of these 4 places at a later time, but now it's time to get ready and head out.

Wow! A one bedroom condo for $925,000! That would get you an absolute mansion in Gilbert. Such a stark contrast in markets.

 Isn't that a coincidence ? Our  County wide broker tour is on Tuesday every week also.  I found out the hard way that Seattle doesn't have broker tour's because the house I scheduled one for, a listing I had in Seattle, nobody showed up at.  So I called a couple of real estate offices and they told me they don't do broker tours or caravans! !

Good for you, Lottie. I stopped doing broker tours unless I have a particular buyer for them because I have the problem of not remembering the place once I have left. Hope you had a good tour today although you are probably in the middle of tit right now.

San Francisco and San Mateo counties on Tuesday, Pat Champion , Sunnyvale and Cupertino on Thursday, Palo Alto area on Friday. I don't try to see them all, only those of interest to clients.

Sharon Paxson - tours can keep us too busy, right? I chose 4 on Nob Hill for today; it's easier to see the Peninsula homes since most are are keysafe.

Too bad, Paul S. Henderson - a broker tour can be a very efficient way to see the properties we'd like to bring clients to. I don't believe Seattle is the only area with no tours.

Grant Schneider - all four of those I saw today are great places, widely different, but that's part of the San Francisco charm!

I take notes, Jane Peters - and often seeing the name of the listing agent reminds me of the property. I like to check out places because often one or another will make me think of a client who might be ready for a move-up, or a down-size, etc.

I agree with the value broker tour day provides, Lou Ludwig. Often I'll see a property and my mind 'pings' as I think of a client or past client who needs to know about it.

Lottie around here Broker Tours are normally on Thursdays, and we have a house tour once a month set up by the local Realtor Council which we all tour together at the same time.

Hi George Souto - San Jose has a caravan where everyone goes to all the houses together in a set pattern. Most of our areas are more independent.

Larry Johnston I suspect your broker open houses might be very similar to ours, just with a different name.

Ah!  Broker tours on Tuesday.  I remember them well.

Then I changed offices.  Come Tuesday, I asked my manager about the Tuesday broker tour.

HA!  His answer was "Any agent worth their salt is out there previewing properties and new listings all the time."

Needless to say, that office didn't do the broker tours.

I agree, Lenn Harley. Here in San Francisco, where lock boxes are rarely used except on SFH in the Avenues, having most new listings open at the same period makes a lot of sense--saves hours of my time, the listing agent is usually on hand to answer questions on the spot - very efficient way of doing business.
