When Negotiating a Deal, Sometimes You Must Walk Away

I have some friends who live out of state and they are negotiating a deal with a very experienced agent. They are trying to buy a house that has been on the market for a year. These buyers put in a lower offer and were willing to come up some but the sellers will not budge. 

 

They called me to tell me of the counters but nothing has made the sellers budge. They are countering again tomorrow but this will be their last counter.

 

My words to them last night were "Sometimes you have to walk away and focus on finding another house".

 

When a house is obviously overpriced and the sellers refuse to negotiate after a year, then sometimes it just isn't the right house.

Houses go on the market everyday and the right house will show up soon and these buyers will find it. 

 

I wonder why sellers put their overpriced home on the market and refuse to negotiate? Maybe they need to do a short sale instead! My guess is they need a certain amount of $$$.

Kristin Hamilton CA Realtor ... very wise advice.  I've always said that real estate and mortgages are an extremely emotional experience.  Buyers love a home.  Sellers really don't want to sell.  The tension and emotions can run very high in these situations ...

Hi Michael Jacobs 

It is hard to walk away when you are emotionally involved with the house. I want my buyers to love the house but really not emotionally bond until we get under contract. Bust sometimes the buyers find the house first and are already in love.

Many times the client thinks they know more than the agent. If the seller doesn't listen and take their advice, nothing positive will happen unless a miracle happens and they get a full price offer after a year on the market. Doesn't happen very often! I think the sellers might have a need for a certain amount to net.

 Yes, I agree sometimes you need to walk away..and the same thing I do for lowball offers. I will tell someone we are not the discount builder if you want huge discounts we are not the builder for you if you want quality, service and intergrity then David Weekley is the buyer for you!

I agree and do not blame the seller but if the market doesn't support that price they need to take it off and wait until prices rise.....or fall sometimes!

I once worked a short sale and then an investor asked me to represent him which can put you in a difficult place sometimes. At 1 week from closing, the investor demanded the escrow company reduce fees and then he told me I had to give him $550 credit out of my commission or he was canceling. Of course the seller could have fought for the $1000 EMD but then the home would have foreclosed. Investor knew I was in a hard spot so relunctly I agreed so the transaction would close and my seller could walk away. I chose never to work with this investor again and I heard that was his mode of operation on all his transactions.
