Open Houses?

I will have 2 Open Houses today - One in Liberty Hill in Beautiful Sundance Estates and another in Georgetown in Serene Northlake Subdivision.

Do you feel Open Houses are advantageous for the seller and/or agent? I personally haven't seen the positives of holding a Open House but these homes are newly built so they will remain Open during the day this weekend. Come and check them out!!

HI Tamara - I do hold open houses and I think clients expect them. I think they are very effective if you can obtain a contact or a prospect. And I think they are good if you are farming that neighborhood, and want to know the residents.

it can be good for both. Even if the home does not sell off the open house...one of the people or agents who saw it may refer another to it...it is a no lose proposition.

Tamara, even if no one shows up, it shows the sellers that you are do something. Getting the word out that you are doing an open house in their neighborhood is good advertising too. Again, it shows that you are an agent that is proactive. Many times "nosey" neighbors just want to see what a house looks like. ..and so you make a contact. Rarely will you sell a house because of an open house, but isn't the point to make buyer contacts ? Send postcards out prior to your open house, it could help. Try expresscopy.com. I've used them and they were quick and good quality. I suggest getting the laminated version as it will hold up better in mailing and last longer if people stick it in their draw. Know that you can't write on it though...it won't stick. Remember to put up your rider sign a week prior saying Open House this Sunday. Put directional signs out in the neighborhood to draw from main streets. Good luck.

I think open houses are a good thing.I had a open house a few weeks ago and the turn out was great,but the home didn't sale and that was a bummer. It is a great way to get prospects and make your sellers happy.

I agree with the previous comments.  Open Houses can be good for both.  If nothing else, it shows that you are proactive, and it gets your name out there.  :)
