... and when your house is properly prepared and marketed the selling process can be fun and extremely profitable. We have been selling more houses for list or over list price these days than not. But that doesn't come without prep, hard work and marketing. Just putting a sign in the yard won't get your houses full potential. Find yourself an agent that knows or hires people that know, staging, photography, and marketing. Selling your house at the top of the market isn't magic, it is hard work and expertise. So hire an expert. Recently I showed our listing to somebody that had seen it when the prior agent listed it. She said this is gorgeous, it doesn't even look like the same house. And it didn't. It isn't our goal to transform houses. It is our goal to maximize a homes appeal to as many as possible and sometimes that turns out to be a transformation.
When you interview an agent for the job of selling your house follow these guidelines:
1) Put on your tough skin and don't get hurt feelings when they tell you to put away a few favorite items, photos and store away some furniture. (we live in a house one way and we have to be a little less comfortable when we sell it)
2) Don't be fooled if an agent inflates the price to make you believe they can get you some unbelievable amount. A smart price from the start will trump listing high to simply test the market. You will find yourself lowering the price and still testing it when the homes around you have sold at higher prices which you passed on the way to the bargain basement.
3) Remember that clenliness counts, neatness counts. Fresh paint and trimmed landscaping can make a world of difference. When you leave the house in the morning, make the beds. Set your alarm 10 minutes early if needed. Clothes in the hamper and dust off the end tables. You never know when someone wants to see your house so always have it ready to show. Whenever possible let all the natural light in that you can.
