Home Buying Repair Requests No Time for Dallying

 

It is the thrill of buying your new home that sometimes clouds the minds of the home buyer.  You love it, you want it and you lose track of time.  Yes, your real estate agent is there guiding you but you need to listen to them when time is of the essence on a sales contract.  Timelines for home inspections are different everywhere, what days you count, how many days from signing purchase and sales agreement, etc.

 

So getting the home inspections done in a timely manner is essential.  At times you are nearly down to the wire to get the inspection done, note repairs and request repairs from the sellers.  Buyers, in most places, it is 10 days you have to complete this whole process or your repair request is not valid.

 

Sometimes the buyers' airwaves get muffled, the home buyers hear you but do not really, think something else is said and do not read the sales contract.  You know they have fallen in love and want to buy this home.  So as a real estate agent you must walk the line of being that 'hound dog' and even late at night when you have not received what you have asked for multiple times...well call them on the carpet about it.  If you do not it will come back to haunt you!

 

Even past home buyers get lost in the fray of other items in their lives.  However, when it is that 10 day window of home inspections in RI real estate to hearing back yay or nay from the sellers that is crucial to the home buying process.  Do not let it escape you either.  Because...

Great advice..as a buyers agent get that request for repair items in so the seller has time to review and give you a yeah or nay...Time lines are sensitive and you need to abide by them!

Good Morning Ginny: True. Ten days can go fast and dilly dallying is not welcome as ther are some tests which require a couple or more days to get the results like well water and radon.

So true that the 10 days in a busy selling season is 'no' time and well water testing takes the longest I find...start early & make that appointment.

Ginny getting the inspection done on time, as well as meeting the commitment date for the mortgage and closing is VERY important.  Missing any of these dates can have a bad consequence.

Janis Borgueta it is sent out of state for a full toxicology screening on all wells...it does take several days...but we are always prepared for that one!

Wow, out of state no less. We do them locally. Sounds like yours might be more extensive. Ours meet the regulations imposed by the banks and usually that works for the attorneys, buyers and banks. It amazes me the differences in how location matters Ginny Gorman. Knowing the local market nuances is so important!
