Selling a rental property with tenents...

I was called to list a rental property that still had renters.

The renters I found out were none to happy about needed to leave.

So much so they basically said it would take an army to get them out.

I was asked what to do...

Contact an attorney right away...these things can take time!!!

Hearing that the renters may be aggressive, I declined trying to view the property.

It does not pay to stir the pot when nothing good will come of it.


Renter issues need to be dealt with right away using proper legal avenues.  Doing it any other way will only delay these people found out.


A stinky situation!

Bill, There is nothing more frustrating when trying to get a home sold than uncooperative renters! Better to give them 30 days notice and sell a vacant home if it is feasible for the owners.

That is a rough one William. We have laws here that favor the tenant making it even harder.

I had two cases in court this week evicting tenants that didn't want to go William Feela . Funny thing is both of them told the judge how bad the properties were to live in, the Judge said "then you should go willingly" and he booted them out.

From a selling standpoint, I hate to show properties with tenants. You never know what type of situation you are going to find.

Sometimes it takes a carrot and a stick, offer incentives if they help to sell the place, and evictions if they block the sale.

Tough selling with renters in place. In many San Francisco houses, an owner has no choice but to sell with tenants in place, a very costly endeavor.
