The U.S. Department of Housing and Urban Development has created a program for it's inventory for pre-Kindergarten through 12th grade teachers, firefighters, emergency medical technicans and law enforcement officers at a BIG discount amount of 50% of the listing price of the home. 

Key facts about the Good Neighbor Next Door Program

  • Purchasers must stay in the home as their primary residence for 36 months (3 years)
  • The purchase price is the listed price - 50%
  • There will be a "silent secondary" note on the home at settlement for the 50% discounted amount
  • The home can be sold after 36 months for a profit without penalty
  • There is no negotation on lowering the price of the home
  • Finance the home with FHA, VA or Conventional Financing
  • Downpayment of as little as $100 with a FHA loan
  • You must use a real estate professional to buy a home under the program
  • 1% of the sales price is required at contract signing

Understanding eligible Professions with the Good Neighbor Next Door Program:

firefighters, law enforcement officers (police officers, corrections officers, customs officers, state troopers, special agents, immigration officers, court bailiffs, probation officers, parole officers, arson investigators, auxiliary officers, and sheriffs, marshals), educators (Pre-K to 12th grade teachers) and healthcare professionals (including physicians, dentists, pharmacists (including clinical pharmacists), physician assistants, medical assistants or Assistant Medical Officers , nurses, midwives (obstetrics), dietitians, therapists, psychologists, chiropractors, clinical officers, social workers, phlebotomists, physical therapists, respiratory therapists, occupational therapists, audiologists, speech pathologists, optometrists, emergency medical technicians, paramedics, medical laboratory scientists, medical prosthetic technicians and radiographers.

Nice to see HUD reaching out to our educators and first responders. Don't see any homes in Nevada, but will look for similar programs for our residents.
