This market report graphic is telling us that the Greer Ranch neighborhood looks like a buyer's market, with more homes for sale on the market than buyers, if only 10 have closed in the last 60 days while there are still 33 active listings and only 3 pending (in escrow with a fully executed contract). This can be an opportunity to be the only buyer negotiating with a seller. Find the right seller who really needs to sell (some don't!), and a deal might be had.
What does Greer Ranch have that most other Murrieta neighborhoods do not? The Greer Ranch neighborhood has guarded gates entering the community. The Greer Ranch homes are terraced on the hill, giving spectacular views from many. The community of Greer Ranch has a large pool and clubhouse for its residents. Most Murrieta tracts really do not have those kinds of master-planned HOAs with community pool and clubhouse. Greer Ranch, further, is connected to Vista Murrieta High School, which is a powerhouse for athletics. Many families with athletes like them to make the VMHS teams for the exposure they get by playing at that higher level.
People tend to move to Murrieta in part for the "more house for the buck" philosophy: because the drive time is some five or 15 minutes farther (depending on distance to the freeway) for commuters, Murrieta homes have a slightly discounted home price compared to Temecula. On the other hand, Greer Ranch being a full HOA with pool, etc., and in addition a higher tax rate can discourage a buyer who is looking to Murrieta for a cheaper alternative. But, on the tax rate, then again Greer Ranch homes compare favorably to (have lower taxes than) certain areas out east in Murrieta, where taxes get really high.
