Are you just starting your home search? There's lot of great reason's why now is a great time to become a homeowner! It's true, the process can seem a little intimidating to get started. Having these conversations early eliminates the unknowns when it's time to write an offer on the property of your dreams!
After you have a lender secure, a preapproval letter in hand, it's time to find a Real Estate agent you trust. Once you have an experienced Realtor on your side, it's time to have a buyer consultation with your real Estate agent to determine your wants, needs and budget so you can start looking for a new home! Coler Farms neighborhood as well as Elm Creek Court, Elm Creek Clubs One level townhomes, and Emery Village townhome neighborhoods are a great place to start if you're looking for low maintenance living at an affordable price, or Elm Creek Parkway offers several lovely single family neighborhoods, The Preserve and The HighPointe neighborhoods which line Elm Creek Parkway also have several homes new on the market.
As of this week in Champlin the average list price of the new homes on the market this week is $297,460, which is up almost $50,000 from the star of the Spring market! I only expect this number to increase as the Spring Home Seller's get their seller to-do lists complete and get their home listed on the market. The average price for the 56 pending homes is $239,105 with an average of 56 days on market which indicates a fairly quick sale! If you're thinking about selling your current home, before you buy, this days on market indicator suggests that if your home is competitively priced, and your agent has a thorough marketing strategy, you will obtain an offer and hopefully a closing within 2-3 months time. The average price per square foot for the current pending homes, is $109.91, this number is a steady from last week.
Why Do People Live in Champlin?
Champlin is snugly situated near the Mississippi River and offers a ton of affordable housing. Champlin has more than a handful of parks which include Andrew's Park Splash pad, and a Skate Park, a Lifetime Fitness, ice rink, movie theater, and easy commuting access to Highway 169 and Highway 610 to help your morning commute. Champlin also offers restaurants, grocery stores and coffee shops with three small strip malls with ice cream shops, Chinese Restaurant, Fast Food locations, Wells Fargo and Target. All the conveniences and a little smaller community feel than the neighboring Brooklyn Park and Maple Grove areas.
What Schools will the Kids Attend?
