After being in Real Estate for 8 years, I developed this marketing plan that soon morphed into a Marketing Strategy. Why, because I watched several Real Estate agents put home sellers under contract for your typical 6 month contract or even a 12 month exclusive listing contract only to find the home did not sell. It expired or worse yet, they home seller canceled the listing. I know it's frustrating enough to have your home on the market in the first place. Rushing to clean and get out of the house prior to a showing is not only stressful but inconvenient and after having to deal with that you feel maybe your Real Estate agent just isn't doing enough for you.... is this you?
22-Point Marketing Strategy
Before We List
Strategic Position in Price... We don't price your home to sit; we price it to SELL, by establishing and reviewing a competitive market analysis of your home. What's my Champlin Home Worth?
Massive Exposure...Through networking, out of the box marketing, reverse prospecting and agent-to-agent Facebook and networking groups.
Professional Color Photography...Your first showing is online; we want to highlight the best selling features online and in publications to entice a buyer.
Visual Tour Presentation...We will produce and upload a virtual tour of your home, and use the power of social media to market it.
When We List
Yard Sign...Placement of the for sale sign in the yard will attract the attention of neighbors and drive by traffic.
Directional Signs...I want traffic to get to your home. We go the extra mile to make sure prospective buyers driving around can find your home. (provided city will allow).
Featured Listing...Your home will be featured on all of our websites and social media sites.
Email Blast...A clickable email will be sent out to our database with a virtual tour link, they will be encouraged to
share with a friend or family member that may be looking for a new home.
Reverse Prospecting...Our Northstar MLS system holds a massive amount of potential buyers. By allowing reverse prospecting, I am able to seek out other agents that have a buyer profile that fits your home. I alert that agent and send them a detailed description of your home. Buyer's love "brand new listings," which creates urgency.
Color Property Flyers...Full color flyers will be printed and placed in your home for potential buyers to take during showings.
SupraKey Lock Box... Your safety is top priority. Electronic keys are only accessed by approved vendors or agents through their board or MLS. I am able to track and access anyone that opens the lockbox affixed to your home.
Buyer Screening...We're marketing to agents that have pre-qualified clients, reducing stress and hassle with "tire-kickers."
Book a Showing Service...A service that ensures you receive enough notice for potential showings. Also, this gives me a digital copy of the agents going in and out of your home. I can then request feedback and communicate the level of interest after their showing. This system also allows you to receive real-time feedback from the buyers via email. We now also have a text message approval option for added convenience.
Open House...These events are the fastest source of feedback from customers and allow us to take everything into consideration when marketing your home.
Promotional Pieces...Various promotional pieces will be delivered to your neighbors as well as paid ads through Facebook and Google to expand exposure, create interest, and urgency to prospective buyers.
Mass Exposure Marketing...This is done by taking a pro-active approach to market and generating a pool of possible buyers for your property. This is accomplished through Classified ads such as Craigslist, Merchant Circle, Ebay Classified Ads, and Backpage.com. Blogging through Activerain, Wordpress, Blogger, Trulia, Realtor.com and Zillow blogging platforms. Specified keyword searches are done so that we can rank higher on Google and other search engines which get to the consumer faster. This mass exposure marketing is done everyday until your home is SOLD!
Single Website Marketing...Your home will have its own website! The website will include professional photos your custom virtual tour, a description of the property, links to schools and valuable information so the consumer stays engaged with your listing. Easy calls-to-action give the potential buyer the opportunity to request a showing, print a flyer or ask a question about the property.

Quick, Reliable Responsiveness...We pledge to return calls within two hours or less. Personal cell phone numbers will be provided to you. Communication will be done how you prefer: via email, text or telephone.
Canvassing Your Neighborhood...We will attempt to personally speak with neighbors in your area as they occasionally know someone looking for a home in your neighborhood. We refer to this as "Pick Your Neighbor!"
Skilled Negotiations...Your best interest is our best interest, and we will represent you in every phase of the transaction.
Written Updates on the Market...We constantly monitor what is happening in your market and will alert you accordingly.
Online Activity Monitoring...Through Google analytics and online algorithms we're able to tweak your marketing to that consumer. We'll constantly monitor the interest we're receiving online and adjust accordingly to bring in additional traffic to your listing.

The Keller Williams Listing Service syndicates your listing out to 350 Real Estate websites. As a team, we take that one step further by removing and replacing the "best" pictures of your home, add more than just the 18 photos our MLS allows, we add in more call-to-action buttons and direct potential buyers to call us for real-time information. Your enhanced listings will show up on Realtor.com, Zillow, Trulia, KWLS, List Hub and many more.
The Why? Why do I put so much effort into my listings...
As a professional in the industry the transferring of real property is likely the biggest investment people make. When hiring a professional to work on my behalf, I expect them to have the "in's and out's" of their business. We all cannot be professionals in multiple fields so we trust that this professional will do everything in their power to provide this service at a high level. Most people do not make a Real Estate transaction often so I work extra hard to provide the service that would expect someone to perform for me.
