FOURTEEN homes SOLD in the Coles Crossing subdivison for the month of APRIL 2015.
Prices ranged from $243,000 up to $475,000. List prices ranged from $254,000 up to $489,000. So, while I still believe we are in a sellers' market, there is some flexibility in pricing for most homes. (Three of the fourteen were sold for FULL price!)
What was the average price/SF of these homes? $107
How long did it take to obtain an agreed-upon contract? The average number of days was 25.
What was the highest SOLD price/Sq. Ft.? $131.50 ( a little mis-leading...as this was a home in section 25 with a half-acre lot.) The 2nd highest SOLD price/Sq. Ft. was $118.22 for a beautiful 4-bedroom home with a pool and covered patio.
