I have not posted much lately about the house flip. As I stated before with the market slow, there is not much to talk about until I can get a qualified buyer ready to do something. Our average days on market in Central Florida is nearly 4 months, and this house has only been on the market about 2 1/2 months now. The price has been reduced to $154,900 as of last week which puts it as one of the cheapest houses within miles that isn't a fixer-upper or a short sale. (The price of a short sale property does not mean the bank will actually except the price, so it may not be realistic.) Our house is of course in fantastic condition with immediate occupancy available.
We still are aggressively marketing the house. The 91st day of ownership was 3/20/08, so now the house can sell with FHA financing with no significant issues. I have also last week started marketing the house as a lease option/lease purchase. I do have someone interested, and I should find out Monday how good (or rotten) their credit is.

Realtors if you mention you saw this posting on our blog, I will pay you an extra $500 bonus with your accepted contract on this house. Investors if you send a buyer my way and they buy this house, I will make sure to call you first the next time I have a wholesale priced property to get sold.
