Kingsbrooke Townhouse Report: March 2015
Normally, I am very punctual with my Kingsbrooke market reports. The good news is that the Bristow real estate market has been keeping me so busy that the end of April came and went, when I typically post this March townhouse report. Let's see what the numbers had to say at the end of March about the Kingsbrooke townhouse market. We'll make comparisons to last month (February 2015) and last year (March 2014.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
2 Listings were Active: Both Regular Sales
There were only two Kingsbrooke townhouses available for Bristow buyers when March came to and end. That's two fewer than last month and last year. The high list price was unchanged since last month. The low list price was up almost 4% since last month. The average list price was up nearly 1% since last month and up over 10% since last year. This is all good news for Kingsbrooke townhouse owners. Of course, we won't know the sales prices until we get to the sold column.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
6 Listings were Under Contract: 5 Regular Sales, 1 Short Sale
There were the same number of Kingsbrooke townhouses under contract this March, as there had been last March. And compared to February, there were three more pending sales. The high list price at time of contract was up 10% compared to last month and high marketing time was unchanged. The low list price at time of contract was down over 3.5% since last month, but low marketing time was 95% faster. The average list price at time of contract was up nearly 4.5% since last month and up over 4.5% since last year. The average marketing time was 61% faster compared to last month, but 21% longer than last year.

2 Listings Sold: Both Regular Sales
There was one fewer townhouse in Kingsbrooke that went to settlement in March than there had been in February, or March of last year. The high sold price was up over 6% compared to last month and high marketing time was 81% faster. The low sold price was up nearly 6.5% since last month and low marketing time was 88% faster. The average sold price was up over 5.5% since last month and up 3/10th of 1% since last year. The average marketing time was 83% faster than it was last month and was 81% faster than it was last year. This is great news if you are thinking of selling your Kingsbrooke townhouse.
