April 2015 Charlotte Housing Market Update - Ballantyne Area

Welcom to BallantyneApril 2015 showed a continued solid performance for home sales in the Ballantyne area of Charlotte (28277 zip code). The average sale price of Ballantyne area homes increased by 3.5% to just over $318,500 as compared with  the  same period one year ago. 

 

Meanwhile, median days on market for property listings dropped to 24 days from 45 days just one year ago--a 46.7% improvement over the same period last year. Average days on market also dropped by 20+% in April 2015. 

 

Average price per square foot also increased by 3.4% to $121/square foot in April 2015 versus the same period in 2014. Pending sales were up 11.3% in April versus the same period last year.

 

The median percent of original list price that sellers received for their homes was essentially flat compared with last year, but at 97%, it shows how little negotiating room there is in the 28277 zip code on Ballantyne area homes.

 

Clearly, Ballantyne area homes are selling, selling faster, selling for more money.

 

New listings increased by 3.3% versus April 2014. While this is by no means a "flood" of new inventory, every little bit helps as we are in the height of our spring selling season. The Ballantyne area's months supply of homes remains under 3 months overall and at just 1.6 months for foreclosure homes--a true seller's market in the 28277 zip code and very competitive wiht many homes selling within a day or two of listing with multiple offers.

Very nice presentation Nita... it is clear to see you are in a sellers market and that buyers need to act now before prices and interest rates go up.. In Eastern NC we are seeing an upswing but not in a seller market yet.

Michele Connors ~ the Charlotte metro market "turned the corner" into more of sellers market at least a year ago, especially in areas where there are top schools. I watch the state numbers and I know that parts of NC still have a way to go before fully recovering.
