An Individual Agents Website with IDX has ALL the MLS listings, just like the big three.

OMG it never ceases to amaze me what questions I get from agents. I had an agent ask me yesterday about finding a property in a specific location for their client. The agent wanted to know if I had anything available. She clearly found me because I rank for what the client is looking for. I know the properties available there and I would be able to link her with a perfect property today. 

Problem is, I am not the listing agent so therefore I'm not all that helpful or nice. It would seem to me that I should get  a referral for something like this. She was not interested in making a referral to me. I believe if I was to call her back and let her know that this perfect property exists then I would be the procuring cause. Not the buyers agent or the sellers agent. It would be because I know the inventory. It is not rocket science. 

Enough of my tangent though. The title is about websites. That is what I was planning to write about. I am in the process of writing an article to let clients know that a website like mine has all the info that the big three have. I am explaining that when they use my site they have one major advantage. My website is carefully put together. When they use my site they also get me. They get fast and up to date information about homes they may want to buy. The website is designed so that we can communicate easily about the local homes and properties for sale. Many people think that the properties on any agents site are those that belong to the office. It couldn't be further from the truth. The entire MLS is on my website. As much as I would love some new listings, that is just a tad more than I can handle. I can see where the general public could make this assumption though. 

But to my surprise ...

Seems that agents that don't have their own websites don't have a clue what mine does. The agent that contacted me early is using a different MLS than I do. We overlap a bit, but finding what we sell on hers is not happening. Thing is if she wanted to search for said property she could easily have done this on my IDX. Instead she sent me her info and asked for me to find her this property. Is she really that clueless what a Realtors website does? 

So her client will not find what he is looking for and a perfect home just came on the market. What amazes me isn't that she doesn't have proper access, it is that she doesn't know how to work the system. Real Estate agents need to be informed about marketing and how the internet works. Even if they don't use all the platforms it is necessary to have that core knowledge so they can best serve their clients. OR, the other option is to refer out a client when you don't know the area. 

Interesting to me that this happened. I wonder if the client found my site and spent any time surfing around? Maybe, as I do rank #1 for that search term they are looking for.
