There were 35 single family homes for sale at the end of April; the largest inventory available so far in 2015. Eleven single family homes came on the market during April, while 10 homes were sold. This is just slightly ahead of the numbers for April 2014 with 32 active at the end of the month and 9 homes sold.

The average sale price of single family homes sold in April 2015 was $493,400. There were six, 3-bedroom homes which ranged in size from 1,152 to 1,545 sq. ft., and sold between $275,000 and $439,000, with an average sale price of $360,250.

Four, 4-bedroom homes sold for an average sale price of $693,125 which included the sale of a 4-bedroom, 3 1/2 bath, new construction home of 3,687 sq. ft. This house sold for $930,000...interestingly at only 95% of list price. In most price categories, the Sale Price to List Price ratio (SP:LP) was between 99% to 100%...a reflection of the strong Seller's Market in Sharon MA.
