Hi Jody,

Thank you for your interest in our home on Ellis St.

We do not pay our tenants utilities for several reasons.

First, landlords who do pay their tenants utilities need to make up for this wasted expense by raising the rent to a rate that is higher than the rent plus anticipated utilities.

Second and more importantly, it is very bad for the environment when a landlord pays their tenants utilities.

  • Utilities in these homes generally are consumed at a rate significantly higher than homes where tenants pay and ration their own heat, electricity, and water.

 

  • In the end it is best for our planet and your finances for you to pay your own utilities, as this will give you an incentive to watch your water and electricity usage and keep your heat low in the winter and keep your air conditioning off as much as possible during the summer.

Hi Bob, We don't pay utilities either except in one of our commercial spaces. It is divided between two tenants and we prorate it. Tenants tend to be watseful when they don't pay the bill.

Seldom do I see anyone paying utilities...Large apartment compexes maybe and small commercial buildings.

Although we all understand why utilities are not paid by the landlord.... wouldn't a yes or no been sufficient instead of this epistle?

I smile at the green earth spin, but yes, I've noticed myself.  In those units where I pay the utilities as the landlord, people have a very different sense of appropriate indoor temperatures in the winter and summer than I have in my own home.  I don't freeze or sweat, but I'll walk around in a t-shirt in August rather than December.

Simply an observation I've come to over the years.

You answered the utilities question clearly!  There reasons why landlords don't include utilities.
