A quick look at what has been happening in the Mount Airy, Md. existing detached homes market.  It contains a summary for April 2014, followed by March 2015, and ends with April 2015.

 

During the month of April 2014, 15 existing detached homes in Mount Airy, Md. successfully completed the sales process.  These homes sold for between $245,000 and $895,000 with the median being $415,000.  These amounts where between 77.8 % and 100.2% of the original list price of the homes, with the median being 97.6%.

During the month of March 2015, 15 existing detached homes in Mount Airy, Md. successfully completed the sales process.  These homes sold for between $140,150 and $630,000 with the median being $348,800.  These amounts where between 37.9% and 105 % of the original list price of the homes, with the median being 95.6%.

During the month of  April 2015, 20 existing detached homes in Mount Airy, Md. successfully completed the sales process.  These homes sold for between $234,000 and $579,000 with the median being $341,200.  These amounts where between 74.6% and 102.3 % of the original list price of the homes, with the median being 96.5%.  Of these homes only 2 were bank owned properties.

Larry, I can not go along with your conclusion.  The statistics I see do not go along with that statement.  This pset only cover a look at homes that sold in the month of April.  A check on the current inventory of existing homes (resales) in Mount Airy shows 115 currently on the market, 60 under some form of contact, and 22 that have sold in the last 30 days.  The algorithm of Active/Sold in the last 30 day yields 5.2 months inventory.  This is a normal market.
