How to Sell Your Encinitas Home for the Most Money!

I think many homeowners in the past thought to make the most money selling your home was to do it By Owner themselves.  Today, we know that's not the case and many homeowners now bypass the for sale by owner route.

When the internet came to us, it opened up a whole lot of uncertainty of how or what and why.  Real estate companies started using the internet as an advertising medium because many of the younger real estate buyers were using the web to search and research for their next home.   

Then companies like Zillow and Trulia launched their platforms to assist buyers in a one place for all home information and they gained a foothold. But the information was inaccurate about 1/3 of the time or out dated (the home was already sold) with homes not actually for sale.  It's a can of worms at the moment with some IDX information feeds to these companies and the homes for sale on the MLS no longer going into their data bases and in fact it's been said they are scraping listings from websites like mine with direct IDX feeds from the MLS. My point, these are not the way to sell you home either!  They make money giving your name to agents that pay them a lot of money monthly.

Your agent will put your home in the MLS, congratulations, but that's not always the only answer or will get your home sold either.  Yes, that is the biggest part of marketing many agents utilize.  (continued below)

The median home value is $832,600. The home value rate is predicted to rise by 0.1% in the coming year. The median price per square foot is $466 and this is higher than San Diego Metro’s median of $292.

(Continued from above)  A full time Realtor or real estate agent will spend time networking with others in the field. Agents in the business a long time will have a book of buyer and seller business plus referrals that run deep.  Phone and letters to these folks about the home and asking if they know of anybody looking if they themselves are not interested. A full time Realtor will use print and internet advertising, mail and post cards to the area surrounding your home.  Maybe an open house to introduce the home to the surrounding area homeowners. Fliers will be produced.
PICTURES ARE ONE OF THE BIGGEST SELLING POINTS YOUR HOME HAS ON THE INTERNET! So why am I seeing blurry, over exposed or under exposed, toilets, trash cans, messy counter tops and cluttered rooms on the MLS! Because you the seller are not holding your agent accountable.  Will you get the most money for your home with crummy pictures, I dont think so, it is the buyers first impression!

A savvy full time Realtor knows how to use the internet and print ads to target the likely buyer type for your home.  This is Big!  I'm not talking about the syndication to 300 websites like Zillow or Trulia and the likes, also did you know it could hurt your changes of getting a buyer from those sites that will purchase on your terms!!! Ask me about this fact, it's big and for some reason many don't understand how it can hurt the seller.  Pictures, great professional "ahhh" look at that those "pictures" on the internet targeted to the buyer type of your home will grab interest from buyers.  Is this a secret!  I don't think so, I do it but why doesn't or why aren't all the others doing it?   After all...The MLS will work, right?

This is a great post, Michael. An agent doesn't live by MLS alone. We must also have our network and our ways of handling business. Being known for playing well with other agents is also a key to getting property sold.
