George. It's as though the consumers' interest in the traditional move-up market has faded. I'd love to go back to the reliable 3.5% appreciation of the past rather than the very volitile market of today.

Interesting Lenn...since I consider your area a bellweather for some of the east coast...we are finding that the move up market is not happening strongly this year so far.
