La Mesa CA has 2 zip codes, 91941 and 91942. La Mesa homes in both zip codes are enjoying a continuing rise in value-- a steady, safer increase. Of course, sellers will always want the highest price and buyers will always want the lower price, however, a more moderate increase (like most of the U.S. usually experiences) really works out best for everybody, and creates more of a balanced market.  The following chart shows you the 10year appreciation for homes in La Mesa.

La Mesa 91941 10 year chart  The reason La Mesa has always been such a popular place is that it has such a strong sense of community. Year round events happen all over town-- from Easter Sunrise Services atop Mt Helix, to the weekly Back to the '50s Classic Car Show in La Mesa Village, which runs every Thursday night all summer long.

If your San Diego home buying budget is a little bit less, there are several surrounding areas which can offer you lower prices. Lemon Grove, Spring Valley and El Cajon homes are all very popular with home buyers too.  Lemon Grove homes tend to have larger lots than many La Mesa homes in the same price range. And several Spring Valley homes have great views too. El Cajon has many nice neighborhoods, from woodsy Fletcher Hills to the revitalized downtown area.

For most people, price is the major factor which will determine where you will be shopping for a home. All over San Diego you'll find fantastic neighborhoods and many great homes to choose from. Whatever loan amount you are pre-approved for, start your search at that price, and keep your antennae up for price reductions, for many homes which are originally listed for higher prices, do reduce them slightly.

Please always remember to drive through the neighborhoods which match up with your desired sales price, because location is the one thing you can't change, whereas you can always improve your own home...and probably have a lot of fun in the process.  You can always use Google Street View to help expedite your search, and save on gas.

If you have any questions about particular San Diego and La Mesa neighborhoods or homes, please call...I'm here to help you.
