Potomac Shores is not like any other community in Northern Virginia.
The community just celebrated being open for sales for two years come in May. As you drive through the Main entrance you can see the lush landscaping down Potomac Shores Blvd! I can already envision this community ten years from now with it’s tree lined streets and community feel as the landscaping matures. Each street is planted with trees that will give it a gracious boulevard effect in the future. Now that it Spring the yards and grounds surrounding this community have come alive with green giving buyers a real feel for what the vision of the community will ultimately become. The Golf course is visible from the Boulevard in several area and looks perfect! As you turn on to Model Row can easily see the community has been well received as you drive through the community . The overwhelming theme in the homes on the Exterior are porches both on the front and back. In fact the first across from Model Row has a spectacular screened in lower level all I can say is ....Yes Please!

It is a pleasure to watch Sun Cal a Developer from California seize the unique opportunity to buy this 1900 hundred acre peninsula that had never been developed and create this Unique community along the 2 mile of shoreline on the Potomac River. NVR Homes joined SUNCAL as the builder for the community and worked with the developer to design floor plans that would bring the vision of Coastal Living to Prince William County. The area that has been untouched till now so it is rich in wildlife and the developer is sensitive to this and is preserving 850 acres as well as providing walking trails, a boardwalk over the marsh land, and of course the golf cart trails allow residents a view of nature at its finest. It is not unusual to spot bald eagles, osprey, fox and deer and other wildlife daily at the sight.

Golfers are flocking to this community which home to a Jack Nicklaus Golf Club and Course. The course has been in place for several years but just opened a year ago and is Pro Wordly! This course is PGA type course and was voted Golf Digest Top 10 Best New Courses! If you love to play golf you will want to come try out this course, my husband an avid golfer says it is challenging and pleasing to the eye of the player with beautiful views throughout the course. The Clubhouse is Top Notch and is home to a wonderful Restaurant for daily dining and special events. The chef is known for switching up the menu often and even inviting neighbors in for a cooking class now and them which my homeowners have really enjoyed.
Some people wonder if they are late to the community because their are so many homes under construction. The answer is a resounding No and I would tell you this is an ideal time to buy. You see I was fortunate enough to work for Ryan Homes as a sales representative from 2010 - 2013 and during that time I had the opportunity to be selected to help open and sell Potomac Shores and was to say the pleasure! It is a big community and can be quite overwhelming even for a seasoned sales person. There is so much to see, learn about and digest to be able to make a buying decision. Here is where I can help bring to you the home buyer a much more detailed understanding of what Potomac Shores will be but also what has gone on since the beginning. When I say this community is still only in it’s infancy as far as construction I know for sure it is. The community when it is complete will have 3800 residences. For home purchasers who select Potomac Shores as their new place to call home even in 2015 you will be very much on the ground floor opportunity when you look at the overall scale of the community. NVR the parent company for NV Homes and Ryan Homes have a total of 371 lots under their control now and as I understand it from sales representatives are working on opening a new phase this fall. You can already see the dirt moving if you drive through the community. And the projection is for the another large section of home sites to be secured for development and future sales in 2016. and 2017. Right now as I write this in mid May 2015 sales are being written for delivery in September 2015. Our area is experiencing tremendous surge in buyers and I expect we will see this throughout 2015 so if you are thinking of buying and hoping to build some equity while living in a beautiful community with top notch amenities Potomac Shores must be on your list of must see communities.
Here is a little recap for you about the community for those looking to learn more about the community and who may be visited but did not move forward with a purchase previously. 2014 was a big year for the residents of Potomac Shores as they witnessed the groundbreaking for the Future Virginia Railway Express along the shoreline at the foot of the future Town Center as well as Recreation Campus. The Recreation campus will house not only the community pools but also many buildings for community meetings and activities as well as events it will be the hub of the community where everyone will come together . It will be where residents can take classes, enjoy the use of a full gym, a demonstration kitchen will be part of the design for community functions as well as event lawns and all of this is included in your home owners fee when you become and owner at Potomac Shores. Already in 2015 10 miles of woodland trails have been opened and a planned boardwalk over the wetlands to join Leesylvania Park are continued construction on the Recreation Campus.
The canoe boat launch has been added for residents to enjoy the waterfront and it is located down by Tim’s River-Shore Restaurant. If you have not had the opportunity to kick off your shoes in the sand along the river and enjoy the sunshine and some sea food you may want out this on your list come late Spring or Summer. It has always been a local favorite for boaters and now Potomac Shores is shining more light on this community for local to enjoy. Sometimes you just need to take a break and put your feet in the sand and enjoy some seafood and a great view!

Buyers who thought they were priced out of the market at Potomac Shores should take another look both NV and Ryan have added new floor plans that may be just what you are looking for. This is what smart builders do they listen to the public and react to the market. They do an excellent job of offering just the right product to you the buyer offering rich sensible designs with the must have standard features today's buyers are looking for. Ryan Homes has three new floor plans starting at $449,990 to $489,990 and help with closing costs. NV Homes has introduced three new floor plans priced from $659,000 to $689,000. Prices and Lot premiums are subject to change and are based on sales in the community. I have recently helped to sets of buyers who saw Potomac Shores but thought they were priced out and were thrilled to learn they could buy a 2800 sq ft 3 finished level home with granite counters, Stainless Steel Appliances, Hardwood Floors, Front Porch, Finished Basement including a bedroom and full bath and a wet bar for under 535,000!! The biggest dilemma buyers face is which home is right for me and I can promise you there is a home for everyone i the builders offerings!

In the future a planned 450 slip marina one of the largest in Virginia will be at the water's edge along with 12 plus sports fields, a new elementary opening in 2017 and middle school opening by 2019, Planned Town Center with retail shops and restaurants planned for 2018 and 5 Star Hotel as well as Office Park for an employment center to anchor the community at the shores of the Potomac.
