This blog post by Sharon Tara is a few years old, but it is still very relevant. The before and after photos really hammer home her point. It doesn't have to take much money to prepare a home for sale--you just need to know how to do it, (or hire a pro!).

NH Home Staging FAQ - Why Should I Replace The Light Fixtures?

One of my favorite improvements is updating light fixtures.  Most sellers and agents are surprised when I suggest  replacing the lights.  The impact a light fixture can have on potential buyers should not be underestimated.

It's one of those subtle, subconscious messages a house sends to buyers....

dated, cheap, or worn fixtures devalue the house.

A very small investment can add tremendous perceived value and set you apart from your competition...who more than likely will not have updated their lights.

New light fixtures make a house feel cared for and well maintained.

Why should you replace the light fixtures?

Because it will increase the perceived value of your house!!

Some low cost solutions can bring great results! Especially if it adds light to brighten up a dull spot in a home and gets it sold faster. Thank you for sharing.

You're welcome Tanya. As Sharon Tara wrote in her post, sellers are surprised when a home stager suggests replacing lights, but the results are amazing.

When I suggesting replacing lights to one seller, she said that she doesn't even notice her light fixtures, and wondered why buyers would care what is on the ceiling. I convinced her that the small investment would make a huge impact, and to say she was pleasantly surprised with the results would be an understatement.

Good reblog Janelle .... light fixtures are so often overlooked by sellers as an opportunity for an excellent ROI when replacing them.
