Unit sales in April were 4, unchanged from the same month last year. This is the highest unit sales have been since 6 in November, 2014. Sales/list price ratio in April moved up to 96.0% from 93.8% in March. 

 

Prices
Median price in April was $488,750. This is down 18.2% from $597,500 in April of 2014. On a year-over-year basis, median price has been falling for 4 months. This is the lowest median price has been since March, 2014. 3-month median price of $651,250 in April was down a little from $751,850 in March but up slightly from $565,000 in April of 2014. Price per square foot in April was $343. This is down from $350 in March and down from $354 in April of 2014. 

 

Inventory
Inventory of 43 in April was up 30.3% from 33 in March and up 115.0% from 20 in April of 2014. New listings of 17 in April were down modestly from 19 in March but up considerably from 9 in April of 2014. Months of supply of 8.3 in April was up somewhat from 6.4 in March and up substantially from 2.9 in April of 2014. This is the highest months of supply has been since November, 2012. 

 

Market Time
Days on market of 17 in April was down considerably from 79 in March and way down from 203 in April of 2014.
